FOR IMMEDIATE RELEASE | GREENWICH, CT — October 16, 2026
September median single-family price approached $3 million, while average marketing time also increased.
Buyers and sellers in Greenwich face a housing market where substantial prices, relatively limited inventory and longer marketing times call for more disciplined financial decisions.
According to the Greenwich Association of REALTORS®, the median single-family sale price reached $2,942,500 in September 2026, an 8.98% increase from a year earlier. There were 38 closings, versus 31 in September 2025, and 124 active single-family listings at month-end.
Homes sold for an average of 104.9% of their listing prices, but average days on market rose from 31 to 40. The figures show that strong pricing and greater marketing time can coexist; they do not mean every home sells above its asking price or quickly.
For buyers, the most relevant question may be whether the total cost of a particular home makes sense. That includes financing, property taxes, insurance, renovation costs, ongoing maintenance and the possibility that the home will not appreciate at the same pace as the most recent market median.
For sellers, strong reported medians are not a substitute for an appraisal-quality comparison of location, condition, lot characteristics and recent nearby transactions. Price expectations also need to reflect the specific pool of purchasers for the property.
Multifamily and mixed-use investment opportunities require separate analysis: projected rent, operating expenses, capital improvements and financing terms may determine the difference between an attractive purchase and one that merely appears inexpensive compared with luxury-home prices.
Blaise Punturo Real Estate LLC encourages buyers and sellers to use current, property-specific evidence and realistic financial assumptions when making decisions in a changing market.
