Palm Beach Real Estate Faces a New Financial Reality as Ownership Costs Reshape Buying Decisions

FOR IMMEDIATE RELEASE | WEST PALM BEACH, FL — October 16, 2026

For buyers and investors, insurance, condo reserves and maintenance costs may be as important as the asking price.

As Palm Beach County buyers enter the final quarter of 2026, the true cost of owning a property deserves as much attention as its purchase price. Insurance expenses, condominium assessments, reserve funding and repairs can materially change the financial outlook for an acquisition.

According to Florida Realtors, statewide September 2026 supply was 4.4 months for existing single-family homes compared with 7.7 months for condominiums and townhouses. The statewide median single-family sale price was $415,000, while the condominium-townhouse median was $293,500. These are Florida-wide figures, not statistics specific to Palm Beach County; local markets vary substantially.

The gap in supply underscores the importance of evaluating property categories separately. A condominium building with significant future capital obligations may require a very different analysis from a single-family house, even when the asking prices are similar.

Buyers considering a condominium should examine association financial statements and budgets, reserves, applicable structural inspection reports, insurance coverage, special assessments, pending litigation and any restrictions affecting financing or leasing. For single-family homes, roof condition, windstorm and flood insurance, property taxes and ongoing maintenance should be evaluated using property-specific information.

Investors evaluating rental properties should stress-test projected cash flow against vacancy, management fees, financing costs, insurance, taxes and capital improvements. Favorable market-wide statistics do not guarantee that an individual investment will perform well.

Blaise Punturo Real Estate LLC advises buyers, sellers and investors in Palm Beach County to examine the full financial commitment, including possible future obligations, before finalizing a transaction.
